The jeonse-to-monthly conversion rate is the annual yield applied when converting a jeonse deposit to monthly rent. The legal cap is the lower of 10% per year or the base rate + 3.5%.
Monthly rent = (jeonse deposit - desired deposit) × rate ÷ 12; Jeonse deposit = deposit + (monthly rent × 12 ÷ rate)
